Community Reminders

· Please contact Dilucia Property Management for any association issues such as lawn and sprinkler problems, clubhouse equipment problems, etc.  Our Property Management representative is Norma Meyer.  She can be reached at 609-804-3322.

 

· Use of BHP Clubhouse Usage for Personal Events 
Events held at the Clubhouse are to only be social events, NEVER business related (seminars, demonstrations, product sales, etc, are not permitted).  You MUST contact DiLucia Management, 609-804-3322, to notify them of your event with date, time and event details.  A “Clubhouse Agreement” form must be signed by the resident reserving the Clubhouse. There is a $100 fee to have events at the Clubhouse and a $200 security deposit.  If the pool is to be used during the event, DiLucia Management must be informed.  For parties with more than 10 guests a second lifeguard will be scheduled at an additional cost of $50.00.  After the event and inspection by DiLucia the $200 security deposit will be returned assuming the Clubhouse is found to be clean and damage free.  Failure to follow the proper procedure for reserving or hosting a private event at the Clubhouse or Recreation Facility may result in a fine of $250.00 and the loss of Facility privileges.

· Snow removal on the sidewalks is the Association’s responsibility.  Snow removal on the streets is done by the Township.  Driveway snow removal is the homeowner’s responsibility.

·  Street Parking Rules:  There is no overnight parking on the streetsNotify the ADRC if emergency or special occasion warrants the need for overnight parking.

· The Golf Course is Private Property—It is for golfers use only, not for walking, bicycle riding, or for placing “For Sale” Signs.  If you witness unruly behavior by golfers, notify Golf Mgmt. 965-1800,  Ext. 1125.

·  BHP HOA Clubhouse hours:  5 AM to 1 AM (must be in the building by midnight, warning alarm starts at 12:30 AM — prepare to leave).  All resident are urged to treat the clubhouse as their own home - keep it clean and orderly.  If you open any windows, don’t forget to close and lock upon leaving.  Never set the heat or AC on “hold” as this wastes energy for which we all must pay via our homeowners fee.  Finally, always wipe down the exercise equipment when you are finished. 

· Recycling and Trash Pickup: Containers may not be put out until sundown the evening before pick-up.  Containers should be placed on the lawn or the end of the driveway - not on the road.  Also, the containers must be brought in the same day of collection ... refer to Article 41 in the Architecture Design Guidelines under your Blue Heron Pines Association deed-restricted Public Offering.   Ask a neighbor for help if you will be away and cannot meet these requirements.

· Help keep the neighborhood beautiful - pick up any trash you see.

· Association fee payments are due monthly.  These fees cover many services including property management services, lawn care, snow removal, trash pickup, entranceway landscaping, clubhouse and pool maintenance.  Delinquent payments will be handled in accordance with existing policy which may include loss of homeowner privileges, collection agency and credit bureau involvement.  Checks should be made payable to: Blue Heron Pines Homeowners Assoc. Checks may be mailed to 100 Jacobs Hall Lane, Lansdale, PA 19446, or dropped off at the DiLucia office located at the Woods at BHP.   After business hours you may use the drop box located to the right of the office door.

· Community Calendar - to get the most current community calendar of events, go to the BHP Web Site, www.bhp-hoa.com  and click on the calendar icon.

· BHP HOA - All of our homeowner association board members and committee chairs and members are volunteering their time for the betterment of our community.  We owe these individuals our gratitude for all of their efforts.  Want to make a change at BHP? Run for election to the BHP HOA Board or join any committee today and put your touch on our community.

· Please!  Always pick up after your pets!   Did you know that animal waste from pets can pollute our waters? When left on the ground, pet waste is washed by rain into storm drains that carry it to our rivers, lakes, ocean and drinking water. Animal waste contains a high concentration of bacteria and disease causing microorganisms that can cause health concerns.   Galloway Township has adopted a state-mandated law that requires pet owners to immediately and properly dispose of their pet’s solid waste from any public or private property not owned or possessed by that person.  This means all dog walkers must be prepared to dispose of their dog’s waste by immediately picking it up, wrapping it (have plastic bag ready), and either placing it in the trash or flushing it (unwrapped) down the toilet.  Since the BHP walking paths are on public and private property, this law always applies.  Any questions about the Township’s Ordinance call 652-3700 x255.  Finally, please do not walk your pets in the playground area. We don't want doggie stuff where small people play. Please remind others you see in the area.

·  HOA Board Reminder on Yard/Garage Sales -  The BHP HOA board would like to remind all residents that Yard/Garage sales are not permitted at BHP, primarily for neighborhood security reasons.  Residents are encouraged to participate in the local fire department, Galloway Township, etc., community yard sale events.
